The team
Abbeymill Estates are made up of a land and planning team, that include experienced land managers, planners, designers, and architects, who all work together to optimise land delivery and obtain planning permission as efficiently as possible, and in support of that we instruct highly qualified industry professionals with site relevant experience to enhance our team. The teams’ approach is professional and measured at every stage of the process of land promotion, giving you total confidence and control in every aspect of the process.
Landscape & urban design
Abbeymill Estates undertake a strategic Landscape Appraisal (LA) or Landscape and Visual Impact Assessment (LVIA) to detail the report plan, with a possible supporting CGI visual and a Design and Access Statement (DAS).
Agricultural land quality
Working with the NFPP to protect and enhance landscapes, biodiversity, geology and soils
Ground investigation
One planning has been issued, a Site Investigation (SI) which includes intrusive bore hole testing. A management plan is put in place if ground contamination, inconsistent ground conditions or other issues are found.
Affordable housing
Abbeymill Estates will negotiate the main factors influencing affordable housing and whether the reduction of these can be made, or use some of the value to give back to local communities, if applicable.
The Local Authority
We at Abbeymill Estates take the time to consider the context of Local Plans along with the Local Authority’s housing land supply position. We also pride ourselves on our proactive consultative approach during the pre-application stage.
Ecology
Habitat Survey's determines which habitats or species need to be considered for your land.
If protected species are present, we will work with the Local Authority to produce a management plan.
Environmental assessment
The Environment Assessment concerns an environmental impact (soil, noise, air) assessment through the Town and Country Planning, this includes listed buildings etc.
Arboricultural surveys
An Arboriculture Survey is undertaken to identify tree quality, location and if they're protected species.
Appointment of a delivery partner/developer
Together we navigate through the tender process to gain the best Open Market Value (OMV). We do this through our planning and sales process for a small percentage of the sale.
Transport
This is considered one of the most technical, complex (and sometimes controversial) aspects of the planning process.
Abbeymill Estates will develop and design the most suitable solutions that will reduce the impact to any highway network. If off-site highways measures are required, then we can devise a works package meeting your needs and budget.
Topographical survey
When developing (and selling) land it is important to identify areas that may be difficult or expensive to build on – landfall required to support the drainage strategy and what, if any, impact there is upon the local highways.
Drainage
We deliberate how connections to the main foul sewer would happen, how surface water will be gathered and drained from the site. We will also seek agreement with the Council, Environment Agency and utility companies.

At this point we will consult with the local community. This feedback can be vital, with opinions and comments considered,
Strategic land promotion
Strategic Land Promotion is the name given to which Abbeymill Estates detect land suitable for developer's needs, gaining planning permission, investigations, and surveys. This also covers the overseeing and finalising of the sales process and seeing it through to a successful conclusion.
